Responsible for the overall Management i.e direction, coordination, implementation, execution, control and completion of specific projects ensuring profitable execution & compliance with project specifications, safety & quality standards.
Project Planning: Develop full-scale project plans by defining project scope, goals and deliverables that support business goals in collaboration with senior management and stakeholders. Proactively manage changes in project scope, identify potential crises, and devise contingency plans.
Project Budgeting & Cost Management: Draft and submit budget proposals and recommend subsequent budget changes where necessary. Provide feedback, review & comment on cost estimates from estimation dept./team, prior to tender submission. Ensure that project is completed within the allocated budget, continuously monitor the project cost in comparison to the time spent as well as the actual progress of the project and keep the management updated.
Project Execution & Performance: Ensure that appropriate performance measures are in place to monitor the performance of the project. Allocate and manage resources including appointment of sub-contractors as per approved norms, to ensure that they are available when they are needed throughout the construction projects. Approve drawing and material as required by Client/Consultant.
Risk Identification and timely Actions: Ensure timely identification of possible risks, analyze them qualitatively as well as quantitatively and put up necessary action plan to mitigate them as early as possible. Proactively manages the changes in the project scope and devise a contingency plan.
Effective communication & Relationship Management: Build strong working relationships with clients & consultants & ensure smooth closure of all open points with regards to project execution. Ensure effective communication across site teams and with the relevant stakeholders. Lead regular site meetings with project teams, professionals, including quantity surveyors, building services engineers, foremen, subcontractors, consultants and the clients.
Value Engineering & Certifications: Play a pivotal role in generating value engineering initiatives, reviewing major materials, construction methods and built-ability issues. Lead and manage the progress, interim and final invoicing and certifications. Prepare and submit variations orders due to changes in drawings and follow up with contractors for approvals.
Continuous Improvements: Continually strive for areas of improvement in all aspects of the project planning & execution. Critically review operational practices identify areas of obstruction/quality failures & advise on process changes for qualitative improvement & build in appropriate control systems. Act as a coach and mentor for project team and liaise with HR on all matters related to managing and developing team’s performance.
Safety and Quality: Always ensure compliance to safety and quality standards by putting in place plans for site safety and quality checks.
Degree in Engineering, degree in Project Management/ Construction Management.
Overall, 15 - 20 years of experience. Experience in managing luxury Villa construction project is essential.
Knowledge of Construction, material & mobilization procedures.
Knowledge of Finishing, snagging & Structural work.
Knowledge of Commercial, Contractual terms, estimation & bidding and Health & Safety management.
Should be Influencing, Negotiating & Customer Focused
Expert in Planning, Organizing, Scheduling & Coordinating
Should be good in Decision Making, Problem Solving & Time Management.
Fluent in English – written, Oral & Presentation.
