Role Purpose:

The MEP (Mechanical, Electrical, and Plumbing) Engineer in a facility management business is responsible for overseeing and managing the maintenance, repair, and optimization of all mechanical, electrical, and plumbing systems within a facility. This role ensures that all MEP systems operate efficiently, comply with safety and regulatory standards, and support the overall operational objectives of the facility. The MEP Engineer plays a key role in maintaining the functionality and reliability of the facility's infrastructure, enhancing occupant comfort, and reducing operational costs through effective maintenance practices and innovative solutions.


Key Task and Responsibilities:

Maintenance Management: Develop and implement preventive maintenance plans for all MEP systems, including HVAC, electrical distribution, plumbing, fire protection, and building management systems (BMS). Conduct regular inspections and audits of MEP systems to identify potential issues, ensure compliance with safety standards, and maintain optimal performance. Coordinate and supervise routine and emergency maintenance activities, ensuring timely and efficient resolution of any MEP-related problems.

Technical Support and Troubleshooting: Provide technical support to maintenance teams and technicians, offering guidance on complex MEP issues and troubleshooting equipment failures. Diagnose and resolve mechanical, electrical, and plumbing problems, minimizing downtime and ensuring uninterrupted facility operations. Implement corrective actions to address recurring issues and prevent future breakdowns.

Energy Management and Optimization: Monitor and analyse energy consumption patterns to identify opportunities for energy efficiency improvements and cost savings. Implement energy-saving initiatives, such as upgrading equipment, optimizing system settings, and promoting sustainable practices. Conduct regular assessments of MEP systems to ensure compliance with energy efficiency standards and regulations.

Project Management: Plan and oversee MEP projects, including system upgrades, retrofits, and new installations, ensuring alignment with facility requirements and budget constraints. Coordinate with contractors, vendors, and suppliers to manage project timelines, deliverables, and quality standards. Prepare project documentation, including scopes of work, technical specifications, and cost estimates.

Compliance and Safety: Ensure that all MEP systems comply with local building codes, safety regulations, and industry standards. Conduct safety audits and risk assessments to identify hazards and implement appropriate mitigation measures. Maintain accurate records of maintenance activities, inspections, and compliance documentation for regulatory reporting and audits.

Vendor and Contractor Management: Monitor contractor performance, ensuring adherence to contract terms, safety standards, and quality expectations. Manage procurement of spare parts, equipment, and materials needed for MEP maintenance and repair activities.

Continuous Improvement: Stay updated on the latest industry trends, technologies, and best practices in MEP maintenance and facility management. Implement innovative solutions and technologies to enhance system performance, reduce costs, and improve overall facility operations. Foster a culture of continuous improvement within the maintenance team, encouraging knowledge sharing and skill development.

Client and Stakeholder Communication: Maintain effective communication with facility managers, clients, and stakeholders to provide updates on MEP system status, maintenance activities, and project progress. Respond promptly to client inquiries and concerns, ensuring high levels of customer satisfaction. Prepare and present reports on MEP system performance, maintenance activities, and energy efficiency initiatives.


Experience, Knowledge and Skills:

Bachelor’s degree in mechanical, Electrical, or Civil Engineering, or a related field.
Minimum of 3-5 years of experience as an MEP Engineer in a facility management or similar industry.
Professional engineering license or certification (preferred).
Proficiency in using maintenance management software and tools.
Knowledge of local building codes, safety standards, and environmental regulations.
Experience in managing subcontractors and coordinating with multidisciplinary teams.
