Role Purpose:

Business - Khansaheb Property Management

The purpose of this role is to develop & execution of business development strategy from the current management of mixed portfolio of residential, commercial, warehouse, camps, and car parks in UAE by acquiring assets (property) under management, generating annual rental yield as per 5-year business plan.
Design methodologies & work process to manage property most effectively and efficiently, to enhance business growth.

Key Task and Responsibilities:

Business Development:  Responsible for development and implementation of business development strategy for mixed portfolio of residential, commercial, warehouse, camps, and car parks surrounding the successful execution of sales and business development goals in the pursuit of reaching and exceeding the company’s revenue, customer acquisition, bringing sales leads, and Customer lifetime value targets. Developing a network of B2B and B2C customers (landlords/ Property Owners/ Investors) for KPM to become their preferred choice in complete Property Management in Property Industry in the UAE. Interface with existing landlords to solidify mutual expectations of performance and growth.

Business/ Financial Modelling: Prepare business proposals & present them to potential clients highlighting KPM's ability and experience in effectively managing properties and estates thereby growing properties under the management of KPM through the acquisition of new clients and properties.

Market Survey & Analysis: Analyze market surveys, benchmark properties under management and provide stakeholders with monthly updates and reports on market scenario, rental rate, and available market opportunities to grow.

Risk Mitigation: Oversee the management of factors that directly or indirectly affect the rental revenue & value of properties (commercial, residential, industrial, or others). Set up an internal process for ease & transparency of business development with seamless delivery to both owners & clients ensuring the risk element of the business is covered and mitigated through water-tight contracts. Conduct regular inspections of estate grounds and facilities to propose property enhancement improving its market competitiveness through proper due diligence & feasibility.

Any other tasks as assigned from time to time.

Experience, Knowledge and Skills:

Bachelor’s degree with preferred master’s in business management or Executive program in Business Management from a prestige university or any recognized program in Property Management in UAE.
15 years plus of overall experience in a progressive industrial experience with at least 5 years plus as a Business Development Manager with a prestigious organization
Well-versed with statutory rules & regulations of Property Management in UAE.
Understanding of analytics tools like Net Insight, Omniture, Web trends etc. is added advantage.
Strong media network & contacts with Landlords, Property Owners, Investors.
Preferred candidate with experience in Banking: Asset Management Portfolio
