Role Purpose:

Lead the assessment, planning and implementation of technology and smart building initiatives across the KI/KPM property portfolio, improving building performance, maintenance efficiency, energy and water consumption, occupant comfort and operational visibility.
Translate management priorities into technically sound and commercially justified proposals, coordinate approved delivery and verify realized benefits.


Key Task and Responsibilities:

 Portfolio assessment & Planning
•Assess existing controls, monitoring systems, technology platforms and operational processes; identify gaps and improvement opportunities.
•Develop a prioritized roadmap with defined scope, costs, expected benefits, dependencies, programmes and operational ownership.
•Recommend phased implementation aligned with asset condition, business priorities and approved budgets.

Smart building systems and integration
•Define requirements for BMS, energy management, IoT sensors, smart metering, analytics and remote monitoring.
•Evaluate HVAC and lighting controls, water monitoring, indoor environmental conditions and equipment fault detection; assess access, visitor management, parking and EV charging solutions where required.
•Promote system compatibility, open protocols and clear business ownership of data, configurations and access rights; coordinate integration with CAFM and the responsible FM and IT teams.

Energy efficiency and asset performance
Analyze energy, water and equipment performance data to identify inefficiencies, excessive consumption and recurring faults.
Coordinate improvements to operating schedules, controls and equipment performance with FM and specialist providers.
Arrange specialist audits or investigations as required; review recommendations and establish agreed baselines and measurement methods.
Verify actual savings and improvements, distinguishing measured results from projected benefits.

Technical and commercial evaluation
Prepare business cases covering capital, installation, integration, subscriptions, maintenance, replacement and whole-life costs.
Evaluate functionality, interoperability, scalability, reliability, support and supplier dependency; document ROI and payback assumptions with Business input.
Prepare technical scopes, specifications and evaluation criteria; support Procurement with vendor assessments, comparisons and proposal clarifications.
Pilots and implementation
Define pilot requirements, duration, budget and success criteria before recommending wider deployment.
Coordinate approved delivery with FM, Projects, IT, consultants, contractors and suppliers; monitor progress, expenditure, risks and deliverables.
Verify testing and commissioning against approved requirements and ensure complete handover of drawings, configurations, licenses, credentials, warranties, manuals and training.

Digital FM and operational reporting
Improve CAFM integration, asset information, maintenance analytics and automated reporting with the operational teams.
Develop useful dashboards covering consumption, system performance, faults and approved initiatives; assess predictive maintenance, digital twins and AI analytics where justified.
Support training and adoption; maintain an inventory of platforms, integrations, licenses and support arrangements.

Governance and stakeholder coordination
Coordinate connectivity, hosting, cybersecurity, permissions, backups and recovery with the designated IT function.
Agree operation, maintenance, support and escalation responsibilities before handover; review relevant technical service agreements and warranties.
Apply approved change controls and provide concise management reports; engage specialists where required and undertake related duties assigned within the role’s remit.


Experience, Knowledge and Skills:

Bachelor’s degree in electronics, instrumentation, electrical engineering, building services, technology or a related discipline, a management qualification is advantageous.
Substantial experience in automation, connected systems, technology integration or related engineering operations, including leadership of relevant projects.
Working knowledge of BMS, EMS, IoT, building analytics, CAFM integration and relevant protocols; ability to translate requirements into scopes and business cases.
Experience evaluating suppliers, coordinating pilots, delivering projects and completing commissioning and handover; strong commercial, analytical and stakeholder coordination skills. UAE property, development or FM experience preferred.
