Role Purpose:

Maintaining, preserving, and managing the structural integrity, physical assets, civil infrastructure, and building fabrics throughout the operational lifecycle of a facility

Key Task and Responsibilities:

• Defect Assessment: Conduct routine visual and non-destructive inspections to identify concrete spalling, structural cracks, dampness, water leakage, and expansion joint movement.
• Building Envelope Care: Supervise maintenance of roofs, cladding, curtain walls, waterproofing membranes, and exterior paint systems to prevent environmental degradation.
• Civil Infrastructure Supervision: Oversee external civil assets including asphalt roads, parking structures, boundary walls, storm-water drainage networks, and manholes.
• CAFM System Administration: Develop, schedule, and execute Planned Preventive Maintenance (PPM) routines for civil elements via CAFM/CMMS platforms.
• Work Order Resolution: Prioritize and assign daily reactive maintenance work orders (e.g., masonry repairs, ceiling fixes, tiling, door/window hardware, waterproofing).
• Root Cause Analysis (RCA): Investigate recurring civil issues (such as water ingress or settlement cracks) and prepare technical diagnosis reports with long-term corrective solutions
• BOQ Preparation: Create detailed Bills of Quantities (BOQ), material specifications, and cost estimations for minor civil refurbishment projects.
• CAPEX & OPEX Planning: Assist the FM Manager in forecasting annual operational expenses (OPEX) and capital expenditures (CAPEX) for major civil asset replacements

Experience, Knowledge and Skills:

 FM / Building Maintenance: 3 to 7+ years of hands-on experience managing civil assets, building fabric maintenance, and structural repairs in operational facilities.
