Role Purpose:

Job Purpose

The FM Engineer oversees the technical operation, mechanical, electrical, and plumbing (MEP) infrastructure, and overall asset health of commercial, residential, or mixed-use properties. This role ensures high system uptime, optimal energy efficiency, SLA/KPI compliance, and strict adherence to local safety and authority regulations while managing day-to-day hard services operations and sub-contractor performance.

Key Responsibilities

1. Hard Services Operations & Asset Management

• Lead the operations, maintenance, and performance monitoring of central plant assets (Chillers, AHUs, FCUs, LV Switchgear, Transformers, Generators, Pumps, and Fire Protection Systems).
• Develop and oversee the execution of the Planned Preventive Maintenance (PPM) calendar to minimize equipment failures and extend asset life.
• Monitor Building Management Systems (BMS/BAS) to track energy consumption, indoor air quality, temperature control, and critical system alarms.
• Conduct regular technical audits and condition assessments of building systems, identifying assets due for repair, overhaul, or replacement (Lifecycle/CAPEX planning).

Key Task and Responsibilities:

• PPM Planning & Execution: Design, schedule, and enforce the Planned Preventive Maintenance (PPM) program across all building assets to extend equipment lifespan and minimize downtime.
• BMS & Monitoring: Continuously monitor Building Management Systems (BMS / BAS) to track ambient conditions, adjust operational parameters, identify system alarms, and optimize energy/utility consumption.
• Condition Assessments & Lifecycle Planning: Conduct regular asset condition audits to identify deteriorating equipment, performing Root Cause Analysis (RCA) on major breakdowns and contributing to CAPEX / Asset Replacement strategies.

Experience, Knowledge and Skills:

Required Experience & Technical Background

1. Experience Thresholds

• 4 to 7 Years of hands-on technical experience in Facilities Management operations, building services engineering, or MEP operations.
• Proven track record of managing hard services in large-scale properties (Commercial Towers, Residential Communities, Shopping Malls, Hospitals, or Mixed-Use Developments).
